A Mortgage Lender Who Actually Lives Here

I grew up in Toledo and Maumee and graduated from Maumee High School. I live in Waterville. I’m the head coach of the wrestling team at Maumee High School. My office is on Indian Wood Circle, and my wife and I own rental property in this area ourselves.

That's not a bio paragraph. It's the reason I can tell you what the taxes look like in one district versus another, why a house built in 1948 near the river might need a different loan than the one two streets over, and which parts of the county sit inside a USDA eligible boundary.

A national call center can quote you. It can't do that.

What we do

Purchase loans. First-time buyers, move-up buyers, new construction. Conventional, FHA, VA and USDA.

Refinance. Rate and term, cash-out, and consolidating a second mortgage back into a first.

Renovation loans. This market has a lot of good houses that need work. A renovation loan finances the purchase and the repairs together, which beats buying it and then figuring out how to pay for a roof.

Self-employed and non-traditional income. If your tax returns don't reflect what your business actually earns, there are programs built for that.

Investment property. We own rentals here, so this isn't theoretical. We love DSCR

Where we've closed

Not a service-area map, actual closings. Toledo, Maumee, Perrysburg, Waterville, Sylvania, Whitehouse, Holland, Rossford, Oregon, Bowling Green and Swanton, plus Monroe and Lenawee Counties across the Michigan line. And a good many places outside this market.

I'm licensed in Ohio, Michigan and Florida, so if you're buying across the state line in Bedford, Temperance, Adrian or anywhere else in Monroe or Lenawee County, or buying a place in Florida, that's the same conversation with me rather than a handoff to somebody you've never talked to.

Three things about this market worth knowing

Taxes vary more by district than buyers expect. Two houses at the same price a few miles apart can carry noticeably different monthly payments purely because of the tax bill. I pull the actual bill on the actual parcel rather than estimating. When you find a house you want to see, send me the address and I'll run the numbers on it before you step foot in it.

A lot of our housing stock is older, and that's an opportunity. Homes here have good bones and dated kitchens. Buyers who only look at move-in ready are competing for a small slice of the market at the highest prices. Financing the work into the purchase opens up houses other buyers are skipping.

USDA eligibility reaches closer to town than people think. Parts of Wood, Fulton, Henry and Ottawa counties sit inside USDA eligible boundaries, a program with a no down payment option for buyers who qualify, and plenty of buyers who commute into Toledo never check whether the house they're looking at is eligible. It's worth thirty seconds to find out.
